A Healthier, More Comfortable Whole-House Water System for Modern Villas

As expectations for luxury living continue to rise, whole-house water systems are becoming increasingly important for comfort, hygiene, and energy efficiency. Using the Youngor Donghai Mansion villa in Ningbo as an example, Franta developed a customized whole-house stainless steel water system integrating 316L stainless steel piping, hot water circulation, active water design, and pre-insulated stainless steel pipes to improve hot water comfort, reduce stagnation risks, and enhance long-term energy efficiency.

  As living standards continue to rise, expectations for luxury homes have moved far beyond simply being “large” or “expensive.” From evolving lifestyles to the smallest details of everyday water use, every aspect reflects the true quality of residential living. Using the Youngor Donghai Mansion villa as an example, we share a whole-house water system solution designed specifically for high-end villas.

Customer Requirements

  Youngor Donghai Mansion is located in the core area of Ningbo National High-Tech Industrial Development Zone. Developed by Youngor Real Estate, it represents the company's sixth-generation urban villa concept, with semi-detached-style residences emphasizing low-density living, privacy, and an exclusive residential environment. For a large, multi-story villa of this scale, however, several everyday water-use challenges may gradually become apparent after occupancy:

  1) Slow hot water delivery: Hot water takes longer to reach distant outlets, reducing comfort. During winter, residents may need to discharge a considerable amount of cold water before hot water arrives.

  2) High energy consumption: Poor system design and insufficient pipe insulation can lead to rapid heat loss, resulting in winter energy bills that are much higher than expected.

  3) Increased bacterial risk: Low-use pipelines serving guest bathrooms, staff rooms, and similar areas may remain stagnant for weeks, creating dead legs and increasing the risk of bacteria such as Legionella developing in the system.

  To address these requirements, Franta provided professional design and customized services for this approximately 970 m², five-story villa, creating a tailored whole-house active water system solution.

Solution

  1) Pipe Materials and Connection Technology

  The system uses 316L austenitic stainless steel pipes, designed for a service life of at least 70 years, with smooth internal surfaces, opaque pipe walls, low scaling tendency, and reduced conditions for bacterial growth. Press-fit connections are used throughout the piping system, with pressure resistance above 25 kg and no open-flame work required, helping provide long-term sealing reliability and system safety.

  2) Comfortable Hot Water Temperature

  The hot water piping adopts a circulation design. By combining a recirculation loop with a circulation pump, hot water at the preset temperature remains available within the piping system, allowing hot water to reach outlets quickly without the need to discharge large amounts of cold water first.

  3) Reduced Risk of Bacterial Growth

  The system uses Franta-developed water supply components based on hydrodynamic principles to maintain slight continuous water movement within the piping network. Combined with professional active water system design, this helps minimize stagnant dead legs and reduce the risk of bacterial growth, including Legionella.

  4) Energy Efficiency

  Franta original pre-insulated stainless steel pipes are used to improve thermal performance. The insulation layer fits closely around the pipe, providing better contact than conventional insulation materials and helping reduce heat loss during hot water distribution. The insulation material contains no halide ions, helping prevent formicary-type corrosion of stainless steel pipes, while the outer PE coating protects the insulation from aging and deterioration, supporting stable long-term thermal performance.

  To ensure the design is implemented accurately, Franta conducts strict pressure-holding tests after on-site installation to comprehensively verify system sealing performance and pressure resistance. Technicians also record VR panoramic images of the completed installation, documenting pipe routes, connection points, and concealed plumbing details. This allows homeowners to quickly locate pipelines during future maintenance or renovation, making long-term system management more convenient.
